Real estate development is like making it to the NBA of real estate. It’s one of the highest levels you can play in the industry, requiring a vast knowledge of multiple areas—or a strong team to fill in those gaps. Unlike flipping houses or being a landlord, development involves creating something from scratch, like transforming raw land into housing or commercial spaces. It’s the riskiest side of real estate, but also the most lucrative if you can pull it off.
If you don’t have money or experience, the best way to start is by working for or interning with a real estate developer—whether it’s for free or just enough to cover your expenses. The knowledge you gain from being around a developer is invaluable, and you’ll carry it with you forever. I know this firsthand because I did it myself. While I wasn’t paid in money at the time, I was paid in knowledge, and I turned that knowledge into the success I have today. Sometimes, the long-term payoff is worth the short-term sacrifice.
The most important steps are underwriting and knowing the numbers. You need to quickly determine if you’ve got a deal or not—and how to get to that conclusion fast. A strong back-of-the-napkin analysis should take less than five minutes and help you decide if the deal is worth pursuing. This comes down to a few key factors, which I’ll break down in my course.
One of the biggest challenges is lack of capital or access to it, because real estate development is a capital-intensive business. These projects cost millions of dollars, and you’ll need startup funds to cover things like entitlements and other upfront costs. If you don’t have money, the best way forward is to find a capital partner who can bring funding to the table. However, without experience, securing a capital partner can be tough. The solution is to network relentlessly—connect with private investors, seek out capital partners, and build relationships in the capital markets. Your network is your gateway to overcoming this challenge.
